The Sales Manager will follow-up with those leads/prospects (or those assigned) to achieve the maximum number of sales for the Company.
The Sales Manager works in total cooperation and unity with all members of the Company's team to ensure every customer's experience exceeds their expectations.
Essential Duties and
Responsibilities:
Essential duties and responsibilities include, but are not limited to, the following:
Apply the Company's vision, pledge, policies, and guiding principles to every facet of their responsibilities in an effort to improve the Company.
Achieve or exceed sales in accordance with the performance goals and the goals and expectations of the Company.
Review and keep track of the top prospects each week and create an action plan for each one.
Maintain contact with each lead and provide updates to the division President and the Vice President of Sales on a regular basis.
Be proficient in and continually monitor basic sales skills.
Ask qualifying questions and understand the financing programs available for renovations and new construction.
Be prepared to handle questions and objections from the prospects and also be skilled at meeting, greeting, demonstrating, and asking for the sale.
Become expert regarding the Company, overall market for the services offered by the Company, markets that pose a strong opportunity for renovation work, and status of competition.
Be knowledgeable of all products, options, taxes, utility rates, financing plans, new products, and developments in renovations and new builds.
Be responsible for developing new prospects through a wide variety of techniques, including digital marketing, social media, telephone calls, referrals, developing relationships with architects, and a broker and business outreach programs.
Write the sales agreement and be responsible for a fully executed agreement, required addenda, selection sheets, deposit money, and any required builder paperwork.
Coordinate the tracking of and collecting construction draws when due from the customer or lending institution.
Follow the agreed-upon written procedures that are established for the Company.
Follow-up with all prospects using thank you notes, telephone communication, email, texts, etc.
Respond to all inquiries within one business day.
If further information is necessary, this must be communicated to each prospect.
Keep in touch with each homebuyer from point of sale to project completion and beyond.
Follow through with the Company's customer service policy to fully service customers once they have settled.
Ensure that both our customers and the Company are professionally served at all times.
Represent the Company and establish a balance of fairness between the welfare of the buyer and the welfare of the Company.
Be an effective communicator between the customer and the Company.
Use proper digital, telephone, and sales etiquette.
Represent the Company effectively regarding matters that come under the general description of customer relations - either individually or in groups.
Use the Fair Housing Policy guidelines at all times.
Manage each project.
Organize files so that all contracts, addenda, reports, and other necessary items are easily available and ready for business.
A complete contract file will have everything the buyer will have to sign at the time of sales agreement.
Sold files should have a copy of every piece of information that has transpired with that customer, including, but not limited to, contracts, change orders, notes of conversations, copies of letters, communications with cooperating broker (if applicable), miscellaneous notes and/or memoranda.
Maintain contact with each customer under contract on at least a weekly basis and more frequently as new developments warrant.
Once construction has begun, meet with each customer on site at least weekly.
Maintain the LASSO prospect tracking system to manage and maximize each prospective customer.
Maintain weekly marketing activity reports.
Walk the homes under construction at the:
(1) framing stage; (2) insulation stage; (3) first trim; and (4) quality inspection stage to check on construction status.
Communicate questions and needs to Production.
Maintain contact and positive relationships with former customers to ensure the Company has a pool of customers to which we can refer prospective customers to for references.
Know all the details regarding production homes, including location, floorplans, elevations, included items, and current pricing.
Have a solid working knowledge of, and adhere to, all written procedures that are in effect.
Work with Purchasing and Estimating in developing estimates for work to be performed and in developing the scope of the work to be performed.
Coordinate color and product selections with each customer and follow up with our trade partners to ensure that all selections have been made in a timely manner.
Coordination with the Company's designer is encouraged.
Attend training and production meetings as directed by the division President and/or the Vice President of Sales.
Position Requirements:
The Sales Manager agrees to successfully complete any and all assigned training.
Qualifications:

Education and/or
Experience:
Must have previously demonstrated the ability to successfully sell new homes.
Must possess or be able to obtain a Maryland Home Builder Sales Representative Certificate issued by the Consumer Protection Division of the Maryland Office of the Attorney General and a Salesperson License issued by the Maryland Home Improvement Commission within 60 days of employment.
Will be required to become proficient in the use of LASSO software - a customer-relationship management (CRM) tool, and NEWSTAR software - a contract generating software tool.
Maryland licensing required only if conducting sales activities in the State of Maryland; licensing not required for Delaware activities.
Additional Knowledge, Skills, and Abilities:
Excellent verbal and written communication skills are essential.
Ability to deal effectively with people within and outside of the organization.
Ability to prioritize and manage multiple projects, meet deadlines, solve problems, and make decisions under pressure.
Strong knowledge of the construction process.
Must be computer literate and have working knowledge of WordPerfect and Excel.
Must be a motivated self-started with the ability to set goals, priorities, and work with little supervision.
Language Skills:
Ability to read complex documentation containing financial, technical, and administrative data.
Ability to effectively communicate (oral/written) such information to all levels of management.
Mathematical Skills:
Ability to read, understand, interpret, and produce complex numerical analyses formatted as charts, graphs, and spreadsheets.
Ability to understand sophisticated mathematical calculations.
Reasoning Ability:
Ability to utilize sophisticated problem-solving techniques (issue definition, data collection and analysis, and alternatives development) in response to situations involving multiple people, processes, and perceptions.
